What banks and the data show
- Credit to individuals: +€126 million net in September (−€10 million in August); annual growth 2.3%.
- Household deposits: +€428 million in the month; annual growth 3.9%.
- Credit standards for housing loans: unchanged in Q3, and expected to stay unchanged in Q4.
- Overall terms for housing loans: tightened somewhat, because of non-interest charges.

The share of rejected applications for housing and consumer loans was unchanged. Banks expect demand for these loans to stay flat in the fourth quarter.
The limits buyers face
Since January 2025, loans secured on Greek homes are capped by borrower-based rules, as the Financial Stability Review recalls: a loan can cover up to 90% of the property value for first-time buyers and 80% for others, and repayments can take up to 50% and 40% of income respectively.
For buyers, the message is stable but not easier access to credit: fees matter more than before, and the deposit still has to come from savings. On how interest rates affect Greek home financing, see our earlier analysis.
