The distinction between a central bank rate and a mortgage quote matters. A lender's price also reflects the borrower's circumstances, loan structure and its own terms. There is no basis for assuming that every mortgage payment rises by the same amount on the same day. An existing fixed-rate agreement and a variable-rate loan need separate checks.

Compare the complete financing cost

Ask for offers covering the same loan amount and repayment period. Compare fees, insurance requirements, the initial fixed period and the formula used after it ends. A lower advertised interest rate can be an incomplete comparison when other costs differ.

For a rental purchase, keep the loan payment separate from expected rent. Test months without a tenant and a less favourable refinancing offer. These are budget scenarios, not forecasts of Greek rents or prices. The rate decision alone cannot establish whether a particular apartment is good value.
