Chart: median asking price per m² of new flats in Tbilisi by district, Q3 2026, with change on a year earlier

By district, the median asking price for new flats was highest in Mtatsminda (7,004 GEL per m²) and Vake (6,046 GEL), and lowest in Samgori (3,657 GEL). The biggest annual rise was in Krtsanisi (+17.4%); in Chughureti the median fell 7.0%.

How to read it

The index covers only new homes in Tbilisi. It is based on asking prices from property websites, not on completed deals, and is calculated in lari. Geostat adjusts for the type and features of homes, so the index is a better guide to the trend than district medians.

For buyers, prices are rising steadily rather than sharply, and the gap between central and outer districts stays wide. See also our Tbilisi and Batumi market analysis.
