The $10,145 question

  • Guru Status, completed: studio no. 518, 27.9 m², $51,615.
  • Next Magnolia, under construction: studio no. 324, 31.9 m², $41,470. The developer plans white-frame handover in December 2028 and turnkey completion in April 2029.
  • Using its own assumptions ($44 a night, 48% occupancy, 70% kept after costs), HomeRadar models about $5,396 of net rent a year for the ready unit. On that basis the $10,145 price gap is covered after about 23 operating months.
Bar chart: modelled cumulative net rent from the ready studio after 12, 24, 36 and 48 months ($5,396, $10,792, $16,188, $21,584) against the $10,145 price gap.

The calculation is a model, not verified income. It leaves out price changes, financing and taxes, and the two flats differ in location, size and finish.

What to check before choosing

  • Written handover date for the exact building and apartment, not the date in the advertising.
  • What “completed” means: a finished building can still be sold in white frame and need fit-out before it can earn rent.
  • For buyers who will live in the flat: two years of renting elsewhere can cost as much as the discount.
