HomeRadar has compared three projects by the same Batumi developer, Guru Holding, using figures checked on 13 October 2026. On paper, the under-construction Guru Subtropical leads with a modelled net yield of about 9.9%. The comparison shows why that number alone is a weak reason to choose it. Read the full comparison on HomeRadar.

Three things the comparison shows
- The top yield is not typical. Guru Subtropical's β9.9% is a preliminary scenario for a studio on floor β1, priced from $40,147, in a project HomeRadar expects to complete in Q2 2029. It is not a general return for the building.
- The completed option models almost the same as the resale one. Guru Status, completed with units on sale, models 7.8%; its listed 27.9 mΒ² studio costs $51,615. Guru Residence, already operating, models 7.7%, but developer sales are closed, so a buyer would need a resale unit.
- Comfort scores point the other way. HomeRadar's Living score is 85 for Residence and 83 for Status, against 70 for Subtropical, whose amenities are still planned. Data coverage behind these scores differs widely, from 58% to 100%.
Before choosing
Ask for the exact unit's price and floor, confirm instalment terms in writing (HomeRadar cites up to 12 months for Status and 48 for Subtropical), and for Subtropical read the clauses on delay. For a resale flat at Residence, ask for its actual booking record rather than relying on the model.
