The pipeline in figures
- About 58,000 flats in the 2025β2029 pipeline: 46,300 for investment and 11,400 for living.
- More than 22,000 planned flats around New Boulevard and over 12,000 at Heroes Alley.
- Short-term rental flats could grow from 18,000β20,000 (end-2024) to 35,000β40,000 by end-2029.
- Registered apartment deals in 2025: 17,478, up 15%.

The 58,000 figure is a five-year pipeline, not unsold stock, and handovers may slip. HomeRadar lists project milestones such as NEXT Gardens (white frame planned for December 2027), NEXT Magnolia (December 2028) and Tonino Lamborghini Tower (2030).
Rental yields depend on tourism
In Galt & Taggart's scenarios, annual tourist growth of 5%, 10% or 15% would mean average rental yields in 2029 of 3.4%, 5.1% or 7.4%, assuming the average stay stays the same. These are research scenarios, not a forecast for any flat.
HomeRadar advises rental buyers to compare completed competitors within walking distance, the full ready-to-rent budget and two occupancy scenarios. A flat handed over in 2030 earns no rent before then.
