Apartment prices in Greece increased by 5.5% year on year in the second quarter of 2026, according to provisional figures published by the Bank of Greece on 15 September. The increase was 6.2% for newer apartments and 5.0% for older properties. Athens recorded a 5.0% rise.
What the index tells a buyer
The series uses property valuations reported by credit institutions. It is not a rental-yield measure. A national average cannot establish the fair price of a particular apartment, even when that apartment is in a major city.
For a buyer comparing properties, the practical question is how similar homes in the same neighbourhood differ in age, condition and total acquisition cost. Renovation needs and recurring building expenses can change the comparison considerably. The figures are a starting point for that research, rather than a substitute for it.
A separate calculation for rentals
Anyone assessing a rental purchase still needs a separate estimate of achievable rent, vacancy and operating expenses. This release does not establish those figures or predict the next quarter's return.
