Cyprus registered 1,681 contracts of sale in September 2026, 13% more than in September 2025, according to Department of Lands and Surveys figures dated 5 October. From January to September the total reached 14,969, up 14%, or 1,796 more contracts than a year earlier.

Larnaca grew fastest in September (+29%), followed by Limassol (+16%). Famagusta was the only district with fewer contracts (−20%), although it is still up 5% for the nine months. Limassol accounts for about a third of all contracts so far this year (EstateScope calculation).
What the figures show and do not show
The data count registered contracts of sale, not prices, buyer nationality or property type. More contracts point to an active market but do not prove that prices are rising. For prices, Eurostat's index showed Cypriot house prices 7.9% higher in the second quarter than a year earlier, as we reported. A single month can also move with the timing of registrations.
For buyers
- After signing, check that your contract of sale has been deposited with the Department of Lands and Surveys. In Cyprus, this is how a buyer protects their claim to a property before the title deed is transferred.
- In a busy district such as Limassol or Larnaca, compare the asking price with recent sales in the same building or street rather than with headline growth figures.
Limitations
The table gives no definition of what each contract covers and no breakdown by EU and non-EU buyers. Media reports with those breakdowns rely on further analysis of the same data.
