Chart: dwellings in permits, starts and completions in Bulgaria, Q3 2026

According to the NSI, houses made up 76.8% of new residential buildings and blocks of flats 16.2%. Total useful floor space reached 534.8 thousand m².

The pipeline in one quarter

In the same quarter, municipalities issued permits for 8,624 dwellings and construction started on 7,296. Completions remain well below new starts, so a sizeable stock of homes is still under construction.

Why it matters for buyers

In Sofia city, 205 new buildings held 1,893 dwellings, about nine per building by our estimate, while coastal Burgas added the smallest homes. Buyers comparing new builds should check the expected handover date and the size of competing projects nearby. Read about the Q3 permits in our earlier report.
