Who is building

  • Developers, who build homes for sale or rent, completed 91,900 dwellings (+1.2%).
  • Individual investors, mostly people building their own houses, completed 51,300 (+5.2%).
  • The average new dwelling had 88.4 square metres.
Bar chart: Poland, January–September 2026 versus a year earlier. Completions +3.1%, by developers +1.2%, by individuals +5.2%, starts +4.5%, permits and notifications +12.3%.

What comes next

The pipeline is growing faster than completions. The number of dwellings started rose by 4.5%, and dwellings with a building permit or notification rose by 12.3%. GUS did not give absolute numbers for these two measures in the release.

Why it matters

More permits and starts mean more new flats can reach the market in 2027–2028, which may limit price pressure in the large cities. Developer completions are growing only slightly, so supply for buyers this year is close to last year's level.

For the pipeline after eight months, see our January–August analysis.
