Our 15 October report on buying property in Georgia as a foreigner covered registration and taxes. This guide focuses on the residence route.
Three things to check
1. Valuation, not price. The State Services Development Agency requires a report from a certified assessor of an accredited body (SDA). A contract price of $300,000 is not enough, and agricultural land does not count.
2. Five years of ownership. The permit runs for five years, and the owner must keep the property. If it is sold, the guide says a replacement of equal or greater value must be registered before the original title ends (law, art. 15–16, 21).
3. Indefinite residence is not automatic. It must be applied for before the five-year permit expires. Indefinite residence is not citizenship.
Costs and family
The application fee is GEL 300 for a 30-day decision, GEL 450 for 20 days and GEL 600 for 10 days, with the residence card and registration fees on top. A spouse and minor children can apply on the investor's permit without separate investments.
