Prices and pay, year on year
- House Price Index, Q2 2026: +7.9% (+2.4% on the quarter).
- New dwellings: index 105.73; existing dwellings: 105.10 (2025 = 100).
- Average gross monthly earnings, Q2 2026: β¬2,548, +3.0%.
- In Q1 2026 the gap was smaller: prices +3.4%, earnings +4.0%.

Pay growth has slowed from 4.2% a year earlier to 3.0%, while house price growth has sped up. Women's earnings rose 4.1% and men's 2.1%. A third of employees (33.6%) earn less than β¬1,500 a month.
Why it matters for buyers
When prices rise more than twice as fast as pay, a local buyer needs a bigger deposit or a bigger loan for the same home. The index covers all residential sales registered by the Department of Lands and Surveys, while the earnings figure is a national average, so the gap differs by district and income.
