Romanian residential construction outpaces the sector: the investor question

More work does not yet mean more completed homes

This measures construction work, not apartments sold or handed over. It does not identify neighbourhoods receiving new homes or the share destined for rent. It does give an investor a reason to investigate competing supply around the planned completion date.

Competition can arrive after the purchase

For an unfinished development, current listings show only current competition. If several comparable neighbouring schemes complete together, future buyers or tenants may have more choice. That is a scenario to investigate, not a national surplus demonstrated by this statistic.

Compare schemes with similar handover dates, transport access and specifications. Request a completion timetable from the developer and dated offers with payment terms from competing projects. Counting buildings on a map is no substitute for available-unit evidence.

What changes the decision

Among comparable offers, earlier completion, clear specifications or fewer outstanding works may create an advantage. Conversely, a competing project that exists only as a promise should not be treated as completed stock. The national 18.6% increase raises the question of future competition; the answer is neighbourhood-specific.
