Batumi new-build asking prices: HomeRadar sets a $2,265 per m² baseline for its first index

Asking price per m² by area

• Airport: $1,583 (6 projects, 636 apartments).
• Green Cape: $1,791; Khimshiashvili: $2,050; Heroes Alley: $2,374.
• Gonio–Kvariati: $2,975.
• Downtown: $3,600 (one project only); Ambassadori Island: $4,429.

Between projects the range is wide: from $1,135 per m² at Tekto Point and $1,400 at Gate by Artex to $3,600 at Azure Tower and $4,893 at Tonino Lamborghini Tower. The median apartment costs about $41,100 at Gate by Artex, $50,880 at Next Magnolia and $92,160 at Strada.

Why the “from” price can mislead

When the cheapest studio in a building sells, its starting price rises even if the developer has not repriced anything. HomeRadar will therefore compare the same apartments, with the same area and floor, in each monthly update, and will not report a change where too few units match.
