Bulgaria: building activity outpaces specialist work in July

Bulgaria’s NSI release of 10 September reports July construction output down 0.6% monthly and up 4.9% annually. The monthly comparison is seasonally adjusted; the annual comparison is calendar-adjusted.

Building construction grew 9.5% annually, civil engineering 5.0%, while specialist activities fell 0.2%. Monthly changes were negative in all three: buildings −0.4%, civil engineering −0.5% and specialist activities −0.8%.

The time series adds context: total annual growth eased from 5.6% in June to 4.9% in July; buildings eased from 10.8% to 9.5%. July therefore combines continued annual expansion with weaker immediate activity. It is not a uniform expansion across trades.

This matters when reading claims about a housing boom. Building output includes more than housing, while specialist activity is a separate branch. The figures do not establish a shortage of finishing contractors or a delay at any named project. They support a narrower conclusion: building activity was stronger than the sector average, but the latest monthly movement was negative.

For tracking new supply, the next useful comparison is housing completions and permits. Adding those measures would distinguish construction work today from homes entering use; this production release alone cannot make that distinction.
